Running the Survey
With such a large facility set on a site surrounded by water on two sides and existing buildings on the other two sides, completing the site work and moving that amount of materials and people in and out through one entrance proved to be challenging. Another challenge was how to make such a large retirement living facility have that warm, comfortable environment you would hope to find when looking to accentuate your independence and lessen your daily tasks.
Laying the Foundation
Negotiations and budgeting were major considerations as the owner and architects set out to provide an extraordinary setting for the three-story, 115-unit senior living facility. The delivery method for the project was Construction Management at Risk with any cost savings to revert back to the owner, so savings input was not only appreciated but expected to help reduce the overall cost of the project. One such suggestion we offered was to install a horizontal fire shutter between the second and third floors to allow for a three-story atrium effect. The resulted in savings of $80,000. As always, safety was critical. We developed site-specific safety plans specific to large wood-frame structures and, through daily and weekly coordination meetings, ensured that all of our employees as well as subcontractors were adhering to that plan. We paid special attention to planning and to the multitude of details to ensure that the building is weather-tight and safe and that quality standards met the overall expectations for the project.
The Finishing Touches
The finished project provides a warm, comfortable environment that met the vision of the owner as well as enhancing the quality of life for the residents. From the Regent Java Café to the Grand Dining Room to the open hallways to the residents’ living spaces, high-quality standards are evident throughout. Entering the building, you're greeted with a curved wooden staircase with carpet runners amidst a setting of a cozy living room and fireplace. Hutton carpenters and subcontractors spent many hours to make sure that first impression was one of elegance and comfort.
