Running the Survey 

As time passes, buildings can become worn down and in need of updating and expansion to fit the needs of the community. This YMCA needed many improvements and additions, but was hampered by a limited budget.  They needed Hutton’s assistance and expertise to provide the most bang for their buck. Half-way through the construction, the architect tragically had an untimely death. This architect was a major YMCA supporter and had put much time and effort into the design. The owner needed reassurance that the project would proceed.

Laying the Foundation 

Hutton’s pre-construction services were key to the success of this project. With the input of subcontractors and our in-house mechanical engineer, we provided many value-driven engineering options. From finishes to mechanical systems, we thoroughly reviewed each option with the owner and architect. Through close consultation and collaboration, we arrived at solutions that were acceptable all around. To compensate for the loss of the architect, Hutton used its own in-house architect to help bridge the gap while a replacement architect was found. Hutton quickly and thoroughly integrated the new architect into the construction. We put forth those architectural decisions that were still left to make, keeping in mind that those decisions needed to honor the the original architect’s vision.

The Finishing Touches

Even with limited finances and the loss of a key construction team member, the project was a success. The value engineering options that were implemented provided necessary functions while maintaining the original aesthetic vision. To the owner’s delight, we were able to save enough money through the construction process to upgrade finishes in the lap pool refurbishment from paint to ceramic tile and to add an ultraviolet system, which provides higher quality water for swimmers. Furthermore, we were able to add a new whirlpool in lieu of using the existing whirlpool. Our hands-on approach, attention to the owner’s needs, and eagerness to work through tragic events built trust with the owner and resulted in a great construction achievement.
