Running the Survey
When High Touch asked us to renovate the top four floors of the nine-story Railroad Savings building, we saw it as a great opportunity. The challenge for us and the architect was to eliminate the existing layout and décor from a few decades gone by while not disturbing other building tenants. This significant achievement required closing an alley and attaching a material hoist to the building’s exterior in the middle of downtown Wichita.
Laying the Foundation
The High Touch project was an ideal example of communication and cooperation from the very start among the contractor, subcontractors, architect and owner. The Construction Management at Risk method gave us the framework for successful collaboration. Phasing and scheduling strategies were under way at the onset of the design phase, each process considering the necessities and timing of the other. The guaranteed maximum price was established early in the progression, allowing comprehensive bid packages to be in place for the subcontractor bidding. Hutton, without exception, insists on safety as the top priority of every site; working in an occupied building nine stories above busy downtown streets naturally elevated this to a new level.
